First phase of Gardenview Estates to break ground by April 1

The first phase of housing at the 139-acre Gardenview Estates redevelopment project is set to break ground by April 1.

Gardenview Estates is a Housing and Urban Development HOPE VI project that is designed to redevelop the former site of Herman Gardens into a mixed-use, mixed-income community. The massive project calls for 920 single-family homes, condos, lofts and townhouses available at both affordable and market rate prices.

The development also includes some retail and community green space and the 35,000-square-foot NFL Youth Education Town Boys and Girls Club. The projected total investment in Gardenview
Estates is more than $200 million. Its boundaries are Tireman, Southfield Freeway, Joy Road and Ashbury.

The first phase is in the southeast quadrant of the overall master plan, near an elementary school and the Boys and Girls Club. It consists of 96 affordable rental units of duplexes, three-plexes and four-plexes ranging in size from 1,200 to 1,600 square feet. Construction will take twelve to sixteen months, estimates construction manager Robert Nickoloff of O’Brien Construction.

The second phase, another 96 units, will break ground in six to nine months. These first two phases of housing are being developed by Norstar
Development USA and are being supported by a $3.9 million brownfield
credit. This portion of the project is
expected to generate more than $42.3 million in capital investment and
create five jobs.
