Groundbreaking at 900 Tuscola will bring 67 New affordable homes to Midtown
The five-story development at 900 Tuscola @ Midtown West will feature 1,000 square feet of retail, 63 parking spaces, and resident amenities.

City officials and development partners recently announced the start of construction at 900 Tuscola @ Midtown West.
What’s happening: The development 900 Tuscola is a new mixed-use affordable housing development in Midtown Detroit that will deliver 67 income-restricted apartments and ground-floor neighborhood retail space. The project is part of the City’s ongoing strategy to expand high-quality affordable housing in growth areas while ensuring Detroiters of all income levels can remain in their communities. All 67 units in the development will be affordable, serving households across a range of income levels
Some details: The five-story development will feature 1,000 square feet of retail, 63 parking spaces, and resident amenities including a community room, fitness center, and outdoor recreation area. This project is the second phase of the Midtown West development, which includes Fourth & Selden, a 26-unit development built during COVID, that features community-focused retailers like the Motor City Match, Recipient’s Detroit Dance Center & Dose Café. Construction is expected to be completed in 2027. Construction is expected to be completed in 2027.
How it’s funded: The City of Detroit is supporting 900 Tuscola with $1.73 million in funding, including $1.53 million in HOME funds and $200,000 from the Affordable Housing Development & Preservation Fund. The preservation fund contribution creates a special rental assistance reserve, allowing some units to be made affordable to very low-income households and ensuring deeper affordability for Detroiters most in need. And the 900 Tuscola development is made possible through a broad partnership of public, private, nonprofit, and financial institutions working together to expand affordable housing in Detroit. They include the National Equity Fund, Cedar Rapids Bank & Trust, Bank of America, Michigan State Housing Development Authority (MSHDA), Stifel Financial Corp, and Zions Bancorporation. This multi-layered financing strategy ensures long-term affordability, financial sustainability, and reinvestment into Detroit neighborhoods.

Who’s making it happen: Developed by Procida Development Group LLC and constructed by Monahan Procida LLC, 900 Tuscola was designed through a collaborative effort between Detroit-based firms VolumeOne Studios & McIntosh Poris. The design team was supported by Kem-Tec, Stonefield Engineering, ASTI Environmental, SME, Sellinger Associates, Eco Achievers, IMEG & ETS Engineering.
