Fort Shelby’s 56 apartments readying for occupancy

The Fort Shelby Tower Apartments are nearing completion, with occupancy scheduled to begin in mid-December. The 56 units span the 11th through 22nd floors of the taller, Albert Kahn-designed portion of the building.

Most floors have five units, with the top two floors being divided in half into two two-story penthouse suites. The relative privacy of this layout prompts development consultant Bob Dudick to point out that the Fort Shelby lacks the “dormitory effect” of many multi-unit residential developments.

One-bedrooms are about 1,000 square feet with a standard two-bedroom clocking in at the 1,400 to 1,800 range. Every unit has a view of the Detroit River and access to all hotel amenities, including valet parking, room and maid service and access to the concierge and business center. Rent prices have not been set but are expected to start at about $1,500 per month.

Historic tax credits necessitate that the units be rental for five years, but Dudick says the Fort Shelby team has always thought the tower should be developed as apartments. “We want to set the quality standard for apartment communities in downtown Detroit.”
