Construction starts at Crystal Lofts in Brush Park
Construction began on Jan. 1 on the Crystal Lofts on Woodward at Watson. The Monahan Company,
who has been hired as General Contractor, has begun with interior demo
and brick re-facing. “We’re starting to see activity,” says realtor
Kevin Wobbe of Global Group GMAC.
Four
of the 17 units at the Crystal have been presold. Condos range in size
from 890-2,200 square feet and from $189,000-$450,000. Global Group
anticipates a total of $1.6 million in sales potential from the
building and Wobbe estimates move-in will be possible in 8-9 months.
The
first floor of the building will be developed into 12,380 square feet
of commercial space in the front and interior parking in the rear.
Global Group and project developer Belmar Development Group
will be using a portion of the commercial space as a “storefront sales
office,” describes Chandra Broadnax, also of Global Group.
Rather than relying on sales trailers at their multiple development sites – which also includes the @water Lofts
and several others in the works –interchanging models will be
showcased in a “one-stop shop” manner. Broadnax cites the location’s
“good frontage on Woodward” as an additional feature of value to the
Belmar/Global team.
The second floor will be converted into 13
residential units and four more penthouses will be built atop the
existing building. These units will feature floor-to-ceiling windows
that, as Wobbe points out, “will contrast with the historic façade of
the building.”
Each loft starts out as a 1-bedroom/1-bath but
they also have “flex space” that can be utilized as up to two more
bedrooms and another bath.
Hamilton Anderson Associates
is the project architect for the Crystal Lofts as well as Belmar’s
future plans to develop vacant parcels around the building into
approximately 200 residential units and more commercial space.
