A
four-story former warehouse on the corner of Jos. Campau and Belmont
will be converted into loft condominiums for sale. The owner and
developer, Mark Hausner, is also planning on building an additional
four-story building behind the existing structure for more lofts.
Rehabilitation
of the building, one of Hamtramck’s tallest, will begin in mid-October.
Hausner is planning 12 units total for the two buildings. The units
will average 1,400 to 1,500 square feet. Prices will start at $190,000.
The first floor of the building is for retail, music store the
Record Graveyard moved there late last winter. The first floor of the
proposed building will be for parking, Hausner says.
Potential
owners of the loft condos will be able to take advantage of the
building’s location in Hamtramck’s recently enabled Neighborhood
Enterprise Zone, which roughly runs the length of Jos. Campau from Dyer
to Carpenter as well as the corresponding alleyways. The Hamtramck NEZ
will allow owners to save as much as two-thirds off their property
taxes for 12 years.
“We hope that this building, being in the
center of Joseph Campau, acts as a catalyst for development in
Hamtramck,” said Hausner.
Hausner, who is also owner of the
Belmont Bar next door and a member of Hamtramck’s Downtown Development
Authority, has owned the building for over two years. He grew up in
Hamtramck.
