The abandoned Chesterfield Apartments building at 3566 Cass Avenue near Mack is in the process of being rehabilitated into 24-units.
The affordable housing project will have a mix of one- and two-bedroom units and is scheduled to be finished by the end of the year, said Pat Dorn, executive director of the Cass Corridor Neighborhood Development Corp.
The exterior of the structure had to be rebuilt, with emphasis on maintaining the building’s original character. A total of $2.3 million went towards a complete rehabilitation of the interior. Much of the original brick and hardwood was salvaged, but everything else had to be newly constructed and finished.
The project was financed through housing replacement tax credits from the Michigan State Housing Development Authority.
Units will be leased at $550 per month for a two bedroom and $300 for a single. Prospective residents must fill out an application to determine whether they meet income restrictions.
Dorn said that developments such as Chesterfield have a very low turnover rate, which helps to build stability in the neighborhood and maintain a mix of incomes
