Let's face it. Times are tough in the real estate game. Prices are being slashed and units are sitting empty. There are lots of strategies to combat a stale market, but the most common one is simply to slash prices.
Brush Park Village North is taking another tack: its price structure is being retained but the amenity ante is being upped. The 18-unit new construction townhome development located on John R at Erskine is offering upgrades such as granite countertops, stainless steel appliances, ceramic tiled bathrooms and hardwood floors as standard. One, two and three bedroom units are priced from $131,900 to $295,000.
Other amenities include one-year memberships to the Boll Family YMCA in downtown Detroit and a complimentary two-hour interior design consultation. Brush Park Village North also includes a private park for residents.
The units range in size from an 834-square-foot open floorplan to approximately 2,600 square feet. The model unit, which is about 2,100 square feet, includes stainless steel appliances, exotic hardwood floors, a private rooftop deck, marble
floors in the master bathroom, multi-unit surround
sound system and a living room fireplace.
Other units include 1,400-square-foot duplexes priced at $234,000 with unfinished attics and garden-level basements that, when eventually finished off, can add more than 2,000 square feet of space.
The developers -- a team comprised of
Majestic Ventures LLC, Endeavor Real Estate Development
Group and A-MAC Development Group -- say that if the base prices of similar units in the development are reduced, the difference will be refunded to the homeowners.
